Buying a home in WildBlue is one of the most important decisions, and hopefully one of the best decisions, you will ever make. That's why it's important to understand every aspect of your decision.
I've created this short guide to help navigate the process of buying a home in WildBlue. As the community has four different builders, dozens of floor plans with hundreds of variations, five different homeowners' associations, and varying rights and restrictions per each part of WildBlue, it's important to enlist the services of a community expert like me to make an informed decision.
WildBlue offers various options for a number of lifestyle goals. Every home provides access to the resort-style amenities, but some provide direct boating access, various watersports restrictions, access to different entrances and exits, and more. As we begin our search together, we'll determine which aspects are important to you and tailor our search around those logistics.
Perhaps the most important part of the process is to determine your budget. I'll provide you and your lender (if applicable) with HOA, insurance, and assessment (if applicable) information so we can dial in a budget that works for you and achieves your desired lifestyle. If you are obtaining a mortgage, this step will include getting pre-approved with a local lender.
Homes in WildBlue range from 2 bedrooms to 6+ bedrooms, 1681sqft to 5,000+sqft, and everything in between. We'll work together to determine your ideal home size, style, and functionality, and hone in on those homes in the community that also match your desired lifestyle, and budget.
Whether you are local to Southwest Florida or shopping from another area, the next step is to view homes that match your criteria. We can do this in-person, via video calls, or by detailed video walkthroughs.
Once we find the right home, we'll study the current and past market and determine an offer that works within your budget and in your favor. We'll work together during the negotiating process to secure a contract on your new home at the best possible price and terms.
Once we have signed a purchase contract, there are several important steps. First, I recommend to have the home professionally inspected by a local home inspection company. I work very closely with the #1 rated home inspector in Southwest Florida. Depending on the results, we will negotiate repairs to be made or concessions to be given. If you are obtaining a mortgage, the lender will be requesting various documents required to secure financing. I will work with them on scheduling and completing the required appraisal, and promptly provide any necessary home and community information.
Once all necessary steps have been completed and (if applicable) your lender has issued their final approval, it's time to close! This can be done in-person at the title company, or remote via a mobile notary, RON (remote online notary), or, in some instances, via online signature from your phone, tablet, or computer. I will help you set up utilities, get plugged in with the homeowners' association, and, most importantly, deliver the keys to your new home.
